Closing costs, prepaid taxes and insurance, inspections, appraisal costs and required reserves are separate from the down payment and vary by transaction.
No. This is a conventional financing option and is not a VA loan. Eligible veterans can still compare it with VA financing to see which complete loan structure makes more sense.
First-time buyers may be eligible, but the exact borrower requirements depend on the current program guidelines. The quickest way to know is to have your specific income, credit profile and purchase plan reviewed.
A 660+ score is generally expected for 100% financing under the guidelines currently being presented. Buyers closer to 640 may have a lower-LTV version or another low-down-payment option available. Credit score alone does not determine approval and our loan officers can walk you through what needs to be done to increase your credit score in case you are a bit lower than needed.
Some affordable-lending programs use census-tract and area-median-income rules to determine eligibility. A home that qualifies for one buyer may not qualify for another, so the property address and the buyer’s income may both need to be reviewed.
