The federal comparison automatically uses the larger of the applicable 2026 standard deduction or the estimated itemized deductions shown. The displayed tax benefit is an incremental federal estimate based on the filing status, other itemized deductions, and estimated federal tax rate entered. It assumes qualifying mortgage interest and base property taxes are deductible. Additional assessments such as Mello-Roos are included in the payment estimate but excluded from the estimated deduction because their tax treatment can vary. The calculation uses the generally applicable federal acquisition-debt limit of $750,000. California does not conform to that federal reduction and may allow qualifying home-mortgage interest on acquisition debt up to $1,000,000; however, this calculator does not separately model California deductions or tax rates. It applies a simplified $40,000 SALT ceiling to base property taxes but does not model income-based phaseouts, other state and local taxes, or every SALT rule. Actual savings may be lower or zero depending on filing status, standard deduction, income, loan details, and tax law.
